The Sky Residences at W Aspen are located at 550 South Spring Street, directly across from The Little Nell, in what is widely considered a “100%” location in Aspen, Colorado. Mere steps from the Gondola Plaza, the location is ski-in, ski-out, which is only the case for W Aspen/The Sky Residences at W Aspen and The Little Nell.

The Sky Residences at W Aspen are truly one of the most sought after addresses and prime locations in all of Aspen. Everything that the world-class resort of Aspen offers its residents and guests is just outside your door.

Ownership Offering

There are eleven branded Residences at W Aspen. Six three-bedroom, three-and-one-half-bath Residences, and five two-bedroom, two-and-one-half-bath Residences. The three-bedroom Residences average 1,993 square feet of interior living space, and the two-bedroom Residences average 1,567 square feet of interior living space.

The spacious floor plans are designed by NYC-based nemaworkshop and are strikingly furnished with open, gourmet kitchens, distinctive appointments, and impeccable detailing, and include expansive balconies, increasing the livable floor area for each Residence.

All the Residences are in prime locations within the building, featuring expansive views of Aspen Mountain, Independence Pass, Red Mountain, or downtown Aspen.

The Sky Residences at W Aspen are offered for sale as a 1/10th shared ownership interest in real estate. The shared ownership, or fractional ownership interest, allows Owners to enjoy their second home for just the perfect amount of time they wish to use it, at a fraction of the cost of whole ownership.

An Owner can enjoy all the benefits of owning a beautifully appointed Residence with impeccable amenities and services without worrying about maintenance and upkeep. Plus, ownership at The Sky Residences at W Aspen is a real estate asset that can be resold or transferred.

Ownership of a Sky Residence provides Owners the best of all worlds: carefree ownership of a second home in a world-famous location, plus access to the unsurpassed amenities and services for which W Hotels is recognized worldwide.

Each 1/10th ownership interest provides five weeks of use by each Owner. The four guaranteed Planned Vacation Weeks are established within the winter and summer seasons, with two weeks of use in each season. The fifth week of ownership, Space Available Nights, will be either dedicated to the winter or summer season, depending upon ownership preference.

Subject to current use rights, Owners, their family members, and accompanied guests may stay as often as they wish at The Sky Residences at W Aspen. Owners can plan ahead and reserve up to 28 Planned Vacation Nights per year or decide on a last-minute respite. In addition to Planned Vacation Nights, there are plentiful opportunities for Space Available and Short Notice Space Available Nights, based on availability.

Once Owners have had the opportunity to book their two Planned Vacation Weeks for the upcoming season, Owners are then allowed to request their dedicated seasonal Space Available Nights. Once Owners have booked their Space Available Nights, Residence availability is then offered to Owners for usage on a short-notice basis within 30 days of arrival. Subject only to the reservation procedures, there is no limit to the number of times you can vacation at The Sky Residences each year.

Owners have equal access to each Residence within the inventory type they have purchased. Three-bedroom Owners will always occupy a three-bedroom Residence, and two-bedroom Owners will always occupy a two-bedroom Residence.

Most Owners will consider different times of the season to visit their Sky Residence. Owner usage will always fluctuate from year to year, and Owners have a number of flexible options beyond simply canceling one set of vacation dates and booking another. Owners can choose to send friends and family to enjoy their Sky Residence as unaccompanied guests during the Planned Vacation Weeks, subject to current ownership rules. Owners may also release their Residence as a short-term rental.

Yes. A short-term rental program is managed by the operator, W Hotels.

Yes. The Sky Residences at W Aspen property has an on-site, secure area to store recreational or ski equipment, clothing, or personal items.

Yes, all well-mannered dogs and registered service animals are welcome. W Hotels’ P.A.W. (Pets Are Welcome) Program offers Owners a welcome packet with toys, treats, a specialized W Hotels pet tag, clean-up bags, and a list of available pet services. Other pet-friendly features offered are a custom pet bed, food and water bowls, and turndown treats.

Yes. Each Owner owns an undivided, deeded, fee simple interest in real estate. Ownership is evidenced by a real estate deed, recorded in the county records, and insured by a title insurance policy. The deeded 1/10th undivided interest can be financed, willed, placed in a trust, or owned by a separate legal entity, such as a corporation.

Each Owner receives a deed, a fee simple title, to a fraction of a Sky Residence and to an undivided interest in The Sky Residences’ common areas at closing. Owners also receive an ALTA title insurance policy, issued by a nationally recognized title insurance company.

The Annual Assessments cover property taxes, maintenance, professional management, and the operation of all facilities and amenities. The fees provide funds for staff salaries, supplies, interior and exterior maintenance, landscaping, window washing, trash removal, legal and accounting fees, fuel, utilities, insurance, cable TV, Wi-Fi, telephone service, and a capital fund for replacement of furniture and finishes. Housekeeping is included for Planned Vacation weeks but not for short-term stays.

Owners incur charges for use of a la carte amenities and services, provided by W Aspen.

Owners at The Sky Residences enjoy the convenience and exceptional experience of living in a fine resort property. Pre-arrival Residence preparation is offered along with other services, including a resourceful concierge and attentive staff. This is part of Whatever/Whenever® service offered at this property.

The Team

W Aspen & The Sky Residences at W Aspen are owned by Northridge Capital of Washington, DC, the owner for 16 years of the former Sky Hotel situated on the same site, and co-developed by Northridge and local partner Sarpa Development.

Owner/Co-Developer

Northridge Capital, LLC, based in Washington, DC, acquired the former Aspen Club Lodge in March 2001 and retained Kimpton Hotels & Restaurants to transform the lodge into a Kimpton Hotel, reopening as the Sky Hotel in 2002. Co-Developer

John Sarpa brings extensive international, national, and local real estate experience to his clients, having been responsible for the acquisition, development, and sales of over $2 billion of real estate in the U.S., Europe, and Middle East over his 30‑year real estate career. He has been a major real estate figure in Aspen and the Roaring Fork Valley since 1985. He came to Aspen as the head of the development team for The Ritz‑Carlton, Aspen, which today is the St. Regis Hotel. Interior Design
